PRE-LEASING PACKAGES

MMC’s in-depth knowledge of the most current and relevant tenants in the retail world allows us to create highly customized pre-leasing packages to assist in our clients’ leasing efforts. The high-quality renderings, fly-through animations and drawings within these packages are tailored to appeal to specific tenants and the aspects that are most important to them. Our in-house expertise of retail focused renderings and an understanding of our client’s needs enables us to produce high-quality pre-leasing packages with great efficiency.

MERCHANDISING PLANS

Merchandising plans are overall floor plans of a property where existing, new and proposed Commercial Retail Units (CRUs) are indicated in an easy to read and clear overall graphic representation of a property’s Gross Leaseable Area (GLA). Merchandising plans also illustrate all the property services and amenities, such as entrances, washrooms, guest services, security & management offices, loading areas, parking, barrier-free accessibility, etc.

MMC’s experience in creating and managing merchandising plans on behalf of a property allows us to be able to turn around quick merchandising studies and proposals for leasing efforts and help clients maintain updated plans that reflect the most current tenant mix.

LEASE OUTLINE DRAWINGS [LODS]

Lease Outline Drawings are SK drawings (sketches) based on merchandising plans, created to illustrate leasing potentials for prospective tenants. Informative to both the landlord and tenant, these studies are typically focused upon an individual or group of CRUs and indicate base building conditions particular to the premise. They can be completely customized to meet the landlord and tenant’s needs, and indicate information such as CRU number, approximate area and dimensions, lease line perimeter, storefront width(s), adjacent tenants, proximity to nearby amenities, access to back of house services etc. LODs can be completed quickly and efficiently by our team as stand alone design studies, or can be included as part of pre-leasing packages.

TENANT OUTLINE DRAWINGS [TODS]

Preliminary Architectural TODs (ATOD) are floor plans of the respective CRU indicating all base building components in accordance with the specified Schedule C requirements. The package may include storefront elevation(s) if required. ATODs are intended to be disseminated to clients and consultants for preliminary coordination purposes.

Final TODs are a fully coordinated working drawing package that includes all architectural, structural, mechanical & electrical information required to adequately describe the space. The architectural package includes floor plan(s), storefront section(s) and elevation(s), as well as all relevant plans and section details, exterior wall sections (if applicable) storefront heights, clear heights and total area. In summary, TODs work in conjunction with Schedule C and Design Criteria to coordinate tenant design and construction to produce high-quality tenant fit-outs that ultimately maintain the desired design language throughout a property.

ARCHITECTURAL CERTIFICATES

Architectural Area Certificates are completed as a means of certifying the final “as-built” conditions and area of a CRU. This drawing is based on site inventory information and used by clients in finalizing leases with tenants. Area Certificates are stamped drawings that include the CRU number, final area and all final dimensions. Once a tenant storefront is complete, they are then verified and if the lease limits have been exceeded, are then reflected on an updated Area Certificate.

Tile Certificate is a final drawing which indicates the “as-built” condition of the storefront tile placed within a CRU, based on site inventory. This drawing illustrates the final closure line at the tenant storefront which separates the mall tile area with the tenant’s tile area.

LEASE ATTACHMENT DRAWINGS

Lease Attachment Drawings can take many forms, from detailed drawings similar to a working drawing package, to a sketch (SK) drawing or full drawing package. They vary depending on the needs of the client and tenant’s specific situation and requirements. They are intended to help enforce the Schedule C and are typically used as a part of the lease agreement contract established between Landlord and Tenant. MMC’s background in all aspects of retail and familiarity with the leasing negotiations process means that we can produce these drawings quickly and efficiently to help our clients solidify and finalize contracts.

MALL & FOOD TENANT DESIGN CRITERIA

Tenant Design Criteria packages are created with input from the client team to help define and maintain a desired design aesthetic throughout a property. It helps ensure that retailers use appropriate finishes and design elements that work cohesively with the property’s design language and other tenants. Design Criteria Packages help define elements such as storefront heights, projections, signage sizes and locations, permitted materials, entrance sizes, closure types, etc.

SCHEDULE C REVIEW

MMC’s Schedule C Review services are designed for our clients who develop and manage retail properties as the landlord. Schedule C’s are in many ways a written interpretation of the TOD, used to inform tenants of existing conditions and expectations, allowing them to move their design forward with confidence. Our experience in working with many of the major retailers in the Canadian market means that we can provide an in-depth understanding of tenant requirements and as such, we have assisted many of our clients in developing standard Schedule C documents. Schedule C’s help define the roles and responsibilities of the landlord and tenant to maximize the quality and longevity of the building and space for all parties, and comments on the appropriateness of tenant initiated changes. Schedule C reviews are most valuable to clients who are working with a unique store and tenant condition in a one-off situation; an in-depth Schedule C review process can help save time, money and prevent conflict at later stages of a lease agreement and the construction process.

TENANT DESIGN & TECHNICAL DRAWING REVIEW

MMC’s Tenant Review services can be tailored to the requirements of our clients; they can be as design or technically focused as necessitated for the specific stage of the project and our clients’ specific in-house expectations. Our knowledge of base building shell conditions, Tenant Design Criteria, combined with an understanding of tenant preferences means that our review, comments and recommendations are sensitive to the needs of both the landlord and tenant. Tenant Reviews help ensure that tenants are putting their best foot forward in terms of design and materials and that the overall aesthetic of the property is maintained.

FULLY COORDINATED AS-BUILT SURVEY

Following the completion of a project, or as a starting point before a new project proposal, MMC offers services to provide fully coordinated As-Built Survey drawing packages. These comprehensive drawing packages provide clients with an accurate depiction of the Architectural, Structural, Mechanical and Electrical site conditions. The information can be used for future coordination, expansion, renovations and tenancies, and if completed at the onset of preliminary design can help clients reduce risk by determining existing conditions. This can help avoid surprises that may add cost, delays or conflict in later phases of a project so that the client can ultimately maximize the potential of their property.
